Buying a Property
Call our office for a free quote. We offer a fixed Conveyancing Fee (Professional Costs and Disbursements). The following services are included in the Conveyancing Professional Fee:
- Advise you in relation to the Contract for the Sale of Land.
- Advise you as to various searches required and obtain searches on your behalf.
- Communicate with your financial institution to ensure unconditional loan approval and funds are available on completion of the purchase.
- Negotiate the terms of your Contract.
- Attend to exchange of Contracts.
- Ensure property is in a good condition.
- Advise in relation to mortgage documents.
- Prepare and attend settlement.
- Arrange for release of keys to property after settlement.
- Notify Council and Water Board and attend to registration of documents with the Land Titles Office.
- Most importantly, communicate every step of your transaction and keep you updated on the progress.
When purchasing your property you need to obtain certain property enquiries, searches and certificates to ensure the property is free from any affectations and we note the following disbursements are the main and/or recommended disbursements required to complete your transaction (If the matter is urgent, additional fees may apply):
Final Title Search
Property Enquiries – (Includes (and not limited): RMS, Land Tax Certificate, Council Rate Notice, Sydney Water Notice)
Settlement and Stamping Agents fee
Section 184 Certificate (if Strata)
Certificate of Currency (if Strata)
Pest and Building Reports (optional, but recommended)
Strata Report (optional, but recommended)
Survey Report (optional, but recommended)
Building Certificate (optional, but recommended)
Stewart Title Insurance (optional, but recommended)
Stamp duty is also payable on all property purchases in NSW. To estimate the amount of stamp duty payable please use the Office of State Revenue Stamp Duty Calculator.
Selling a Property
Call our office for a free quote. We offer a fixed Conveyancing Fee (Professional Costs and Disbursements). The following services are included in the Conveyancing Professional Fee:
- Preparation of a Contract for the Sale of Land.
- Submit copy of the Contract to you and/or to the agent for marketing and any proposed purchaser.
- Negotiate the terms of your Contract.
- Attend to exchange of Contracts.
- Communicate with your lender (if applicable) to ensure that they are ready to release your property at settlement.
- Prepare for settlement.
- Attend to settlement and disburse funds in accordance with your instructions.
- Most importantly, communicate every step of your transaction and keep you updated on the progress.
When selling your property the following disbursements are required by Law to prepare the Contract for the Sale of Land. We note the following disbursements are the prescribed material required to complete your transaction (If the matter is urgent, additional fees may apply):
Full Title/Dealings/Plan Searches
Section 10.7(2) Certificate – Council Zoning Certificate
Sewer and Drainage Diagrams
Settlement Agents Fee
GH Property Practice Pty Limited will request an upfront fee (which covers the disbursements such as title searches, Council’s planning/zoning certificate and sewer/drainage diagram also known as the prescribed documents) to prepare your Contract for the Sale of Land and the balance of the fixed fee is payable on settlement.
As required by Law, we will provide you with a Cost Agreement setting out the exact costs for your Conveyancing transaction, so there are no hidden costs. Please feel free to call our office for a free quote.
